Toronto home owned by a retired couple
Reverse mortgages - age 55+

Equity release for homeowners 55+.

If you're 55 or older and own property in Toronto or the GTA, a reverse mortgage converts part of that home equity into tax-free cash - with no required monthly mortgage payment - while you keep title and remain in your home.

Why Toronto retirees look at this

Plenty of home equity, tighter monthly cash flow.

Living costs across Toronto and the GTA keep rising while retirement income stays largely fixed. A lot of long-time owners are sitting on hundreds of thousands of dollars in equity while still making a mortgage or credit card payment each month. A reverse mortgage lets you draw on that equity without selling the house or committing to a payment funded out of pension income.

No required monthly payment

A reverse mortgage eliminates the mandatory monthly payment, leaving more cash available for everyday living rather than debt service.

Equity, accessed tax-free

Money drawn from your home's equity isn't treated as taxable income, so it won't reduce income-tested benefits the way a withdrawal from savings might.

You stay the owner

Title remains yours. The lender registers a charge against the home - ownership never transfers to them.

Stay where you are

Remain near family, your neighbourhood, and your doctors instead of selling into a market you didn't choose.

A regulated Canadian product

Reverse mortgages in Canada operate under close regulation, and independent legal advice is required before funds are released.

Erase high-interest debt

Many Toronto retirees use the proceeds to eliminate credit card and personal loan balances that cost far more every month.

Common uses

What homeowners actually do with the funds.

  • Pay off an existing mortgage or line of credit and stop the monthly payment
  • Combine high-interest credit card and personal debt into one balance
  • Top up retirement income to keep pace with GTA living costs
  • Cover home repairs, accessibility renovations, or in-home care
  • Support children or grandchildren with a down payment or tuition
  • Set aside a cash cushion so investments aren't sold during a downturn
Being straight with you

This isn't the right fit for every homeowner.

Interest builds on the outstanding balance, so equity shrinks over time, and the rate runs higher than a standard mortgage. In some cases a conventional refinance, a HELOC, or a secured line of credit is the smarter answer, and we'll say so if that's the case. As brokers rather than a single-product lender, we can weigh a reverse mortgage against conventional and private alternatives before you make a decision.

Independent legal advice is mandatory before any reverse mortgage in Canada funds, and we encourage bringing family into the conversation early.

Questions

Reverse mortgage FAQ.

Who can get a reverse mortgage in Toronto?

Canadian homeowners 55 or older who occupy the home as their principal residence. Every owner on title must meet the age requirement. Qualification rests mainly on age, home value, location, and property type rather than income.

How much equity can I access?

The amount depends on your age, the appraised value of the home, its location, and the lender you use. Older applicants and higher-value Toronto properties generally unlock a larger share of the available equity.

Do I keep ownership of my home?

Yes. Title stays in your name and you can remain in the home indefinitely, provided it stays your principal residence and property taxes, insurance, and upkeep are maintained.

What does a reverse mortgage cost?

As with any mortgage, there's interest, plus appraisal, legal, and setup fees. Rates run higher than a conventional mortgage, so it tends to make sense when eliminating a monthly payment or clearing expensive debt outweighs that added cost. We walk through the full numbers before you commit to anything.

What happens to the estate afterward?

The loan balance plus accrued interest is repaid when the home sells or when the last borrower moves out permanently. Any equity left over goes to you or your estate, and Canadian reverse mortgages include a no-negative-equity guarantee when the standard terms are met.

Can funds be paid out monthly instead of as a lump sum?

Yes. Depending on the lender, you can choose a lump sum, scheduled advances, or a mix of both - often the better setup since interest only builds on money you've actually drawn.
